Booking terms & house rules

What we agree to when you book directly with us, and what we ask of you in return.

Who these terms are between

These terms are between you, the guest making the booking, and „ЕС КЕЙ СОФТУЕР“ ЕООД, UIC В1-3Д8-ВШВ-А0, ЕИК 206246651. The apartment is a registered guest apartment (class B) under art. 128(4) of the Bulgarian Tourism Act.

The person who books is responsible for everyone in the group and for their compliance with these terms.

The apartment

What you are booking

The whole apartment — 3 bedrooms, sleeping up to 8 guests. The nightly rate includes 6 guests; each additional guest is €15 per night.

Booking and payment

  1. You send us your dates and group size.
  2. We confirm availability and the total price.
  3. You pay by secure card link or by bank transfer. We do not accept cash. The booking is confirmed once payment is received.

What the price includes

  • All prices are in euro and include 9% VAT on accommodation.
  • Cleaning is €50 per booking.
  • City tourist tax is charged per person per night at the rate set by Varna Municipality and is shown before you pay.
  • A refundable damage deposit of €150 is held for the stay and refunded after the check-out inspection, normally within a week.

Changes and cancellation

Refunds are calculated on the accommodation price. The cleaning fee and the tourist tax are refunded in full whenever the stay does not take place. To move your dates, write to us — we will do what the calendar allows.

Arriving and leaving

  • Check-in from 15:00.
  • Check-out by 11:00.
  • Late check-out until 14:00 — €20.
  • Late check-out until 18:00 — €70.
  • Late check-out is subject to availability and prior arrangement; after 18:00 a full extra night is charged.

Getting in

Self check-in

You let yourself in with a wall-mounted key box at the building entrance. We send you the code before arrival — please keep it to your own group and do not pass it on. On departure, put the fob and the key back into the box and close it.

House rules

  • Quiet hours22:00–08:00, every night.
  • No partiesNo parties and no noisy gatherings, at any hour.
  • SmokingAllowed on the terraces only. Strictly no smoking indoors. Smoking indoors is charged €150 for the extra cleaning it causes.
  • PetsOn request only — up to 2 small or medium pets with prior approval; large dogs on request. €30 per stay. A pet brought without our approval is charged €150.
  • OccupancyUp to 8 guests may stay overnight, and everyone staying must be on the booking. Children count towards this number.

Looking after the apartment

Please treat the apartment as you would your own home and tell us as soon as something breaks or leaks — an early message usually means a small repair.

Costs that go beyond normal wear and tear, including a lost key or fob, may be deducted from the deposit. If the damage costs more than the deposit, we will send you the repair invoice.

Liability

What we do and do not answer for

We keep the apartment safe and working with reasonable care, and we fix what we can as quickly as we can. We are not responsible for valuables left in the apartment, for personal injury caused by something outside our control, or for interruptions to electricity, water or internet supplied by third parties. Nothing here limits any liability that Bulgarian law does not allow us to limit.

Law and contact

These terms are governed by Bulgarian law. Anything we cannot settle between us goes to the competent court in Varna, Bulgaria.
